Before booking, Please consider the following for your property:
The Sun
The suns placement is important. You want the best look for your property but if the sun is in the way at 6pm, its best to book an earlier shoot. The best times of the day will vary throughout the year and location, but generally 10am and 4pm.
Weather
If the sun is harsh that day and very few clouds, then shadows will be at their worst. If the property has a lot of trees, consider scheduling on a partly sunny day or light overcast. We can always add in blue skies but shadows are difficult to remove.
Time
The time of the day is important as well! Choosing a time for a shoot later in the day runs the risk of not allowing enough light to show off the property. Be wary of seasonal changes. If you want to minimize dark blue tones then you will want an earlier shoot. However, if you want to showcase the sunset views off of the bluff, then choose later in the day. Just keep in mind the suns position when booking. Those amazing sunset shots off of the bluff may ruin your property shoots due to being in the way.
Square Footage
Keep in mind when selecting the type of property shoot, square footage is based on the property that IS being photographed and NOT what MLS considers the actual square footage. If there is a basement/attic that is unfinished but you need photographs of it (more than 1 to 2 ) then the square footage must be included, regardless of whether it is considered livable space. For example, say the home is 3100sqft. The basement below adds another 800sqft but technically it is unfinished. However you need pictures of the basement because the owners have worked on it in hopes to make is a livable space and more than 1 to 2 photos is needed. The correct property shoot to book will be the "3200 to 5200sqft" instead of the "3200sqft and under option". This also includes garages ONLY if there is more to them than what 1 to 2 pictures can capture. This will only apply to a select number of properties but please keep this in mind when scheduling a photoshoot with us.
